Prime Group is looking for a Managing Director to lead a 252-room resort portfolio with approximately $31.5 million in annual revenue. Job Summary The Managing Director leads two Florida Keys resorts, Faro Blanco Resort & Yacht Club, Curio Collection by Hilton, and Marathon Courtyard Resort, as one portfolio: 252 total rooms and approximately $31.5 million in annual revenue. The Managing Director holds full operating and financial accountability for both properties, including the spa, marina, and food and beverage operations. What You'll Do Including but not limited to: Leadership and Culture Lead and develop the leadership teams at both properties, building a succession bench and a service-first culture Set a clear vision, brand identity, and operating standards for each hotel while capturing shared-services efficiencies Recruit, retain, and house a seasonal Keys workforce in partnership with Human Resources Financial Performance Own the combined $31.5 million revenue and profit plan: budgets, forecasts, capital plans, and monthly reporting to ownership Drive GOP and flow-through through disciplined labor management, cost controls, and procurement Oversee internal controls, audits, insurance, and compliance with brand and management agreements Revenue and Sales Direct pricing, distribution, and segmentation across 252 rooms, balancing leisure, group, wedding, boating, and local demand Lead Sales & Marketing and Revenue Management in building pace, shoulder-season demand, and direct-booking share Manage brand relationships, loyalty program performance, and guest-review standing Spa, Marina, and Food & Beverage Oversee spa operations, including menu, therapist recruitment and retention, pricing, retail, and utilization, and grow spa revenue Direct food and beverage, marina, and recreation operations, including dining concepts, events, and boat services Integrate wellness, dining, and waterfront experiences into packages and marketing Guest Experience and Operations Deliver consistently high guest satisfaction and brand standards, with a visible presence on property Maintain safe, well-kept facilities through preventive maintenance and a multi-year capital plan Lead hurricane preparedness, emergency response, and business continuity planning for both properties Ownership and Community Serve as the primary liaison to ownership, Prime Group leadership, brand partners, and lenders Represent the resorts in the Keys community and maintain compliance with local, environmental, and marine regulations What You Bring Required Hands-on leadership or oversight of a resort or hotel spa, including P&L, staffing, and guest programming Senior leadership as a General Manager or Managing Director running resort or full-service hotels with $20 million or more in revenue Experience leading multiple departments or more than one property, with strong financial and revenue management skills Track record of delivering budget, guest satisfaction, and team engagement results Bachelor's degree in hospitality management, business, or a related field, or equivalent experience Willingness to relocate to and live in the Florida Keys Preferred Independent luxury hotel experience Branded collection (such as Curio Collection) or upscale select-service experience, and owner and asset manager reporting Marina, waterfront, food and beverage, wedding, or group resort experience Hurricane and crisis management experience in a coastal market Skills and attributes Visible, hospitality-driven leader who develops people and builds trust with owners, associates, and the community Strong commercial judgment, communication, and negotiation skills Ability to work flexible hours, including weekends, holidays, and storm events Why You'll Love It Here Base salary of $220,000, with an annual bonus opportunity of 30% of base (up to $66,000 at target) tied to property and portfolio goals $10,000 relocation expense, with housing provided for the first 60 days Benefits per Prime Group's standard benefits program for management associates About Prime Group Prime Group's vertically integrated approach unifies multiple real estate disciplines under a single roof, sharing a multifaceted vision of improved, sustainable real estate development through diverse strengths, strategic affiliates, and talented in-house professionals.
