Overview Fleet Data Centers designs, builds and operates mega-scale data center campuses. Fleet provides its customers flexibility and predictability to meet their upside demand forecasts, addressing a key need in the market as traditional leased models are struggling to keep pace with the demand for new Cloud and AI infrastructure. Fleet is led by a team of industry veterans that have already made a lasting imprint on the evolution of global digital infrastructure and are committed and uniquely capable of upleveling data center development scale and operations in the face of rising demand. Fleet is well positioned to bring in-house design, engineering and operational capabilities to collaborate with customers on tailored solutions for campuses of 500MW+. This unique model enables Fleet to provide the world’s largest and most sophisticated customers a seamless extension of their own data center fleets with constant access to design innovation. Role Summary Reports to: Director of Construction Experience: 12+ years Position Overview The Sr. Construction Manager (MEP) is the senior owner/operator leader accountable for the mechanical, electrical, plumbing, and mission-critical systems delivery of Fleet’s data center buildings — including medium-to-low voltage electrical infrastructure, heavy mechanical cooling, industrial automation and controls, and fire/life-safety and security systems. Reporting to the Director of Construction, this role owns the MEP discipline outcome across the building(s): scope, schedule confidence, quality, safety alignment, contractor accountability, and commissioning and turnover readiness. The Sr CM (MEP) leads MEP-scope Construction Manager(s) and coordinates closely with the Sr CM (CSA), Sr CM (BTM/Substation/BESS), Sr Project Engineer, and Project Engineer. This is a discipline leadership role — the campus program, capital budget, and corporate/partner interface sit with the Director. Key Responsibilities Discipline Delivery & Governance • Own MEP Execution: Hold the General Contractor and MEP tier-1 trade partners accountable for all mechanical, electrical, plumbing, and mission-critical systems scopes across the assigned building(s). • Milestone Protection: Own the MEP critical path, schedule, and quality metrics, escalating and mitigating discipline risks before they affect the integrated program. • Cross-Discipline Coordination: Coordinate MEP rough-in, systems integration, and energization sequencing with the Sr CM (CSA) and Sr CM (BTM/Substation/BESS). • Scope Sign-Off: Lead MEP progress evaluations, owner inspections, and MEP milestone and punch-list sign-offs, feeding into the Director’s campus-level milestone authority. Technical, Quality & Commissioning Oversight • Mission-Critical Assurance: Oversee and validate correct owner-side installation and integration of MV/LV electrical infrastructure, heavy mechanical cooling, industrial automation, and fire/security systems. • Standards & Reliability: Enforce GC compliance with Fleet’s high-availability, mission-critical resiliency requirements, building codes, municipal permitting, and engineering specifications for MEP scopes. • Change Management: Review, validate, and disposition MEP technical submittals, RFIs, and field changes through Procore. • Supply Chain & OFCI Readiness: Align MEP readiness with the delivery and rigging of long-lead OFCI equipment (e.g., switchgear, generators, chillers, UPS). • Commissioning & Turnover: Own MEP participation in Level 1 through Level 5 commissioning with commissioning and operations teams. Budget, Team & Risk • MEP Budget Stewardship: Own and forecast the MEP discipline budget, contingencies, and cash flow within the campus capital budget owned by the Director. • Procurement & Change Orders: Provide senior technical expertise in RFPs and onboarding; audit and negotiate MEP change orders. • Lead the MEP Team: Direct and develop MEP-scope Construction Manager(s); serve as primary MEP interface to internal leadership, the GC’s MEP leadership, commissioning agents, and consultants. • Safety & Risk: Drive an incident-free safety culture including energized-work and high-risk systems safety; mitigate systems integration risks and long-lead equipment exposure. Basic Qualifications • Bachelor’s degree in Construction Management, Electrical/Mechanical Engineering, or a related technical field, OR equivalent practical owner-side field leadership experience. • 12+ years of construction management experience with a focus on in-building MEP delivery — medium-to-low voltage electrical distribution, standby/emergency generation, heavy mechanical cooling, integrated controls/BMS, and mission-critical systems — on large-scale, fast-tracked projects. Owner/operator or developer experience is preferred; a strong general contractor delivery background, or leadership experience with a well-established mechanical or electrical trade partner at this scale, is also considered. • Proven track record leading MEP delivery and commissioning, and enforcing performance on major trade packages, contracts, and schedules for mission-critical projects. • Advanced proficiency interpreting complex MEP designs and specifications and governing multi-level commissioning (L1–L5). • Experience leading direct reports (e.g., Construction Managers) on complex systems scopes. • Advanced proficiency with Procore (or equivalent), Microsoft Office Suite, and construction scheduling software. Preferred Qualifications • Experience on data center or mission-critical facilities. • Strong leadership, organizational, and communication skills across multiple concurrent workstreams. • Detail-oriented self-starter comfortable in a fast-paced, on-site environment.
