Full description

About Omninet Capital LLC Omninet Capital is a vertically integrated private real estate investment and property management firm headquartered in Beverly Hills, California. Founded and led by its principals, the firm owns and operates a diversified portfolio of multifamily and commercial assets across the United States, with approximately 300 professionals managing the platform end-to-end — from acquisitions, capital markets, and asset management to property operations, construction, accounting, legal, and technology. Our edge is operational. Because we underwrite, close, and operate our own assets, every member of the acquisitions team works alongside the people ultimately responsible for executing the business plan. We combine institutional rigor with the speed and conviction of a principal investor, while increasingly leveraging AI and automation to accelerate underwriting, sharpen decision-making, and uncover opportunities others miss. Job Summary We are seeking an experienced Community Manager for a multifamily property based in the Dallas area. This highly visible, hands-on role requires a polished leader who can deliver an exceptional resident experience while driving strong operational, leasing, and financial performance. Resident Experience and Operations • Lead all day-to-day property operations, including resident relations, maintenance, vendors, inspections, apartment turns, and property presentation. • Create a welcoming, service-oriented environment and ensure resident concerns are resolved promptly and professionally. • Maintain elevated standards throughout apartment homes, amenities, common areas, and exterior spaces. • Ensure compliance with company policies, lease requirements, Fair Housing regulations, and applicable laws. Leasing and Revenue Performance • Drive occupancy, leasing, renewals, resident retention, and overall revenue performance. • Monitor traffic, pricing, concessions, conversion rates, delinquency, and competitive market conditions. • Ensure the leasing and move-in experience reflects the quality and positioning of Vision on Lombard. • Maintain accurate leases, resident files, rent rolls, notices, and property information in Yardi. Financial Management • Develop and manage annual operating and capital budgets. • Review financial statements, forecasts, accruals, and monthly variances and take corrective action when needed. • Partner with Property Accounting to ensure accurate reporting, reconciliations, resident ledgers, and operating statements. • Identify opportunities to increase revenue, control expenses, improve efficiency, and enhance property value. Team Leadership • Recruit, coach, develop, and lead a high-performing onsite team. • Set clear expectations and hold employees accountable for service, professionalism, and follow-through. • Oversee staffing, scheduling, training, performance evaluations, and corrective action. • Build strong collaboration across leasing, management, maintenance, and vendor teams. Qualifications • Five or more years of progressive multifamily property-management experience. • Experience managing a Class A, Class A-, or elevated urban residential community strongly preferred. • Proven success leading teams and improving occupancy, resident satisfaction, and financial performance. • Strong financial acumen, including budgeting, forecasting, and variance analysis. • Hospitality-minded, resident-focused leadership style. • Excellent communication, judgment, organization, and problem-solving skills. • Proficiency with Yardi, Microsoft Office, and Excel. • Knowledge of Fair Housing and multifamily housing regulations. • Bachelor’s degree preferred; Spanish fluency is a plus. Location: Richardson, TX (Onsite) Job Type: Regular, Full-Time Compensation Range: $65,000-$70,000 Omninet Capital, LLC is an Equal Opportunity Employer and is committed to maintaining a workplace free from discrimination and harassment. We recruit, employ, train, compensate, and promote without regard to race, color, religion, creed, sex (including pregnancy, childbirth, breastfeeding, or related medical conditions), gender, gender identity, gender expression, sexual orientation, national origin, ancestry, age, physical or mental disability, medical condition, genetic information, marital status, veteran or military status, or any other status protected by applicable federal, state, or local laws.
