Position summary
Lead the delivery of landscape and applicable irrigation installation packages for production homebuilders, including Pulte and Lennar. Own builder relationships, multi-community execution, job financial performance, and development of the Assistant Project Manager. Establish reliable processes for readiness, scheduling, quality, documentation, and closeout.
Key responsibilities
•
Act as the primary operational contact for builder construction leadership; establish clear commitments and promptly resolve escalations.
•
Manage the portfolio by community, lot, scope, and required completion date; maintain a forward view of demand, capacity, and risks.
•
Validate scope, plans, quantities, budgets, and installation requirements before mobilization; identify estimate or work-ticket discrepancies early.
•
Confirm lot readiness, access, grading, utilities, and coordination with other trades before committing crews and materials.
•
Coordinate landscape crews, irrigation teams, subcontractors, vendors, and the shared scheduler to deliver work safely and on time.
•
Manage labor, material, and subcontractor costs against budgets; review job-cost trends and forecasts, investigate overruns, and implement corrective action.
•
Document scope changes and obtain required approvals before additional work; provide complete information for timely, accurate billing.
•
Establish quality checkpoints, builder acceptance standards, punch-list ownership, and warranty follow-through; reduce avoidable rework.
•
Ensure accurate job and lot status, labor coding, material records, and completion documentation in company systems, including Aspire as applicable.
•
Coach the Assistant PM, clarify field accountability, and lead regular production reviews covering safety, schedule, cost, quality, and constraints.
•
Identify and address watering, establishment, and post-installation obligations in the scope, schedule, and approved pricing.
•
Escalate capacity gaps, unresolved builder issues, and material financial risks with a recommended action.
Required qualifications
•
Five or more years of relevant construction project management or field leadership experience, with demonstrated ownership of schedules, customer communication, and job costs.
•
Experience coordinating multiple crews, subcontractors, or concurrent jobs; ability to read plans and interpret scope and quantities.
•
Strong budget management, prioritization, documentation, negotiation, and follow-through skills.
•
Proficiency with project or ERP systems and Microsoft Excel, Outlook, and Teams; ability to learn company software.
•
Valid driver’s license and ability to travel among local communities and job sites.
Preferred qualifications
•
Production homebuilder or builder-facing subcontractor experience; landscape, irrigation, sitework, or land development background.
•
Experience leading an assistant PM or field supervisors and improving underperforming operations.
•
Construction Management or related education, or equivalent practical experience; OSHA 30 training.
Work environment
Combination of office and active construction-site work, with local travel as needed. Work may require early starts and seasonal schedule flexibility. Site visits involve walking on uneven terrain and exposure to weather; required personal protective equipment must be used. Essential duties may be performed with reasonable accommodation.
