About the Company There are 17 million Americans who own rental property. Most don't want to be landlords anymore, but selling isn't a good option. Why? You'd lose income and appreciation, trigger tax liabilities, kick out your tenants, have to fix up the house – the list goes on! Flock is here to help. Flock's mission is to provide every retiring landlord with the most cost-efficient and seamless exit. Our first product is a tech-enabled 721 Exchange for residential landlords. Owners contribute properties into our professionally managed Fund, in exchange for passive equity ownership. It's a direct 721 Exchange model designed for everyday owners who want access to continued cashflows, liquidity, and diversification without triggering capital gains, disturbing tenants, or dealing with disposition friction. We're growing fast and are looking for smart, entrepreneurial hustlers who want to help build something category-defining. We're backed by top tier investors, including Andreessen Horowitz, Primary Ventures, Renegade Partners, SUSA Ventures, 1Sharpe Ventures, and leaders from Invitation Homes and Opendoor. About the Role Flock Homes is hiring a Property Management Analyst to join our property and resident operations team in Denver. Every home we bring into the Fund carries a resident, a municipality, an HOA, a utility account, and a compliance calendar behind it. As we grow from roughly 1,000 managed units toward several thousand, you'll be the main point of contact for residents, keeping records tidy and building a positive resident experience. You'll own the standard workflows end to end: tenant questions, rent demands, housing programs, security deposits, HOA notices, and utilities. Expect to run standard situations through a playbook, escalating unusual or risky situations as needed. This is an in-person role based out of our Denver office. What You'll Do • Own the resident relationship day to day: Field general tenant inquiries and routine communication, resolve standard lease, payment, property, and account questions, and spot out-of-scope issues that need to go up the chain. • Run the delinquency cycle: Own the intra-month workflow, monitor balances, conduct standard outreach, and prepare, send, and document rent demands on the required timelines. • Administer Section 8 and other housing programs: Handle the paperwork, inspections, rent changes, and housing authority communication, and work through compliance issues and exceptions as they surface. • Own security deposit returns: Gather move-out documentation and charges, prepare dispositions, and conduct move-outs within statutory deadlines. • Own maintenance and HOA coordination: Partner with the Maintenance team on resident repair requests, from intake and triage through vendor access, status updates, and close-out. Handle the lease side of repairs, including chargebacks for resident-caused damage and access-related lease violations. Track HOA notices and violations, resolve the items residents are responsible for, and send repair-related violations to Maintenance. Keep HOA deadlines, fines, and CC&Rs organized. • Keep utilities clean: Administer accounts, resolve billing and account discrepancies, coordinate tenant responsibility, and run the monthly audit that catches occupancy and vacancy mismatches before they hit the books. About You • At least 1 year of experience in real estate, property management, or customer service. You understand the operational rhythms of managing properties and residents. Appfolio experience is a plus. • Meticulous and process-driven: You're careful with documentation and follow established procedures accurately across multiple properties and resident needs. You run your book like a system, not a scramble. • Exceptional communicator: You have excellent verbal and written communication skills and deliver outstanding customer service. You're empathetic and responsive to resident needs, empowered to listen more than you talk. • Organized problem-solver: You can prioritize tasks, manage time effectively, and proactively address operational needs. You thrive in a startup environment and are eager to take initiative and improve processes. • Accountable and compliant: You demonstrate accountability for your responsibilities and actively participate in feedback loops for continuous improvement. You ensure compliance with company policies, procedures, and regulatory requirements. • Community-minded: You engage authentically with diverse communities, actively listen to concerns, and deliver thoughtful, solution-oriented responses. You're committed to enhancing the resident experience at every touchpoint. Even if you don't meet 100% of the qualifications, we recommend applying to the role! Location: Denver, CO. This is an in-person role based in our Downtown Denver office. Compensation: $65-75k base salary, plus equity and benefits (medical/dental/vision insurance, 401k, and unlimited PTO).
