Divisional Sales Director The Divisional Sales Director leads leasing strategy and sales performance across communities within the division. This role partners with Regional Managers, Community Managers, and onsite teams to identify opportunities, improve occupancy and closing ratios, and provide targeted support to communities that need it most. We’re looking for a strong multifamily sales leader who is analytical, hands-on, collaborative, and results-driven, with the ability to turn leasing data and market trends into actionable strategies. Pay & Benefits • $90,000/year, paid biweekly, with high commissions potential • Monthly renewal & occupancy bonuses • $100 leasing commission per lease signed • Travel Reimbursement Stipend Benefits start on the 1st of the month after just 30 days: • Medical, dental & vision • Flexible spending accounts • Free short- and long-term disability insurance • Free life insurance (with buy-up options) • 401(k) with company match And more... • Tuition assistance • $1,000 employee referral bonus • 15 PTO days, 1 volunteer day, paid holidays (plus 2 floating holidays) • 20% rent discount at any approved Berger community from Day 1 Location: Pittsburgh-based with travel throughout the division, up to 75% Type: Full Time, Salary/Exempt Schedule: Generally Monday-Friday; some weekends may be included Experience: 5+ years of conventional leasing experience, including at least 2 years in a multi-site, regional, or leasing leadership role What You'll Do • Monitor leasing performance, lead flow, traffic, conversion, occupancy, and exposure across the division. • Identify underperforming communities and develop action plans to improve results. • Recommend pricing, specials, and concessions based on market and competitor data. • Partner with Regional and Community Managers to improve occupancy and leasing performance. • Coach and develop leasing teams on sales, closing, objection handling, and lead follow-up. • Supervise and deploy the Floating Leasing Consultant based on community needs. • Audit lead management and closing performance and recommend improvements. • Provide hands-on leasing support when needed. • Recommend marketing, outreach, and social media strategies to increase traffic. • Track divisional performance and provide leadership with leasing trends and recommendations. • Ensure compliance with company policies and Fair Housing requirements. #INDSJ
